Tank heaters rarely give notice. Often the first sign is water in the drain pan or a dark ring on the garage floor. Because most homes use one of a few standard capacities, the new tank is usually easy to source. Each installation brings fresh flex connectors and a replacement relief valve for temperature and pressure, whose discharge pipe has to finish somewhere harmless. Two seismic straps anchor the tank to the wall, as state code demands, a drain pan sits beneath it where the spot calls for one, and a sediment trap catches debris ahead of the gas valve.

Plenty of heaters deserve a repair. A pilot that keeps going out, a tired thermocouple, a dead element, a leaking relief valve or a failed gas control valve is one part, not a whole heater. When the heater is under roughly eight years old and its tank is dry, repair is usually the better call. Hard imported water is the norm in South Orange County, and the scale it leaves on the bottom of a tank makes the burner rumble and steals hot water capacity. On hillside and canyon-edge lots with high street pressure, a relief valve that keeps weeping is often reacting to that pressure or to thermal expansion, and a regulator that works plus an expansion tank are the cure.

Water heater questions, answered
Lots of two-bathroom houses do fine with a 50-gallon gas tank. The size we recommend still comes from your household: the number of people, how often two showers and the washer draw hot water together, and how much gas the supply pipe can carry.
Age and the condition of the tank settle it. Under about eight years with a dry tank, one failed part is usually the whole problem. Near ten years, or once the shell itself is seeping, replacing the heater is the better choice.
Tankless suits a Rancho Santa Margarita home where the hot water keeps giving out, so long as a larger gas line is possible. It is a bigger installation and needs regular descaling in our hard water, but it does not run dry halfway through a shower. We lay the two side by side before you choose.
A like-for-like tank swap is normally one working visit. Converting to tankless is more work, since the gas piping and the vent usually change too.
