About plumbing in San Juan Capistrano

The city grew up around Mission San Juan Capistrano, founded in 1776. Beside it, the Los Rios Historic District, with its adobe and board-and-batten houses, is one of the oldest neighborhoods in California. Plumbing on a house like that is careful work: the source of a leak is pinned down before a wall or floor is touched, the repair is kept as small as it can be, and the City of San Juan Capistrano permit comes first.

San Juan Creek and Trabuco Creek run through town, and Ortega Highway starts here at the 5 freeway. Most of the city is younger than Los Rios but still not new. The Census counts about 13,100 homes, with a median build year of 1979; 53 percent were built before 1980, and 56 percent are detached houses. Much of it is tract housing from the 1960s and 1970s, a generation older than most of Rancho Santa Margarita.

Houses of that age commonly have copper supply lines that are wearing thin and drains of cast iron or clay. Cast iron corrodes and roughens inside, clay joints let roots in, and aging copper starts to pinhole, so a sewer backup or a damp patch on the floor is often age catching up with the line. We explain whether a repair, a new section of pipe or a repipe makes sense, and the written estimate comes before any of it.

Since November 2021 the Santa Margarita Water District has run the water and sewer service the city used to operate, the same district that serves most of Rancho Santa Margarita. The sewer lateral from your house to the public main is still the owner's. The City of San Juan Capistrano issues permits for water heaters, repipes, laterals and gas lines, and help is sent from our Dana Point location, with Laguna Niguel next.

San Juan Capistrano is bordered by Rancho Mission Viejo, Mission Viejo, Laguna Niguel, Dana Point and San Clemente. Those places are on our list too, and a call from any of them goes to our location closest to the address. A real person answers the phone at any hour, the cause is pinned down before a wall or floor gets opened, and you approve a written estimate before the plumber begins.

In San Juan Capistrano, 53 percent of the housing dates from before 1980, so older and newer houses sit side by side. The older ones tend to have copper or galvanized water lines over cast iron or clay drains, while later houses switched to copper or PEX supply and plastic drains. One symptom can have two different causes on the same block, which is why a problem that returns is traced to its source before a repair is written up.

Detached single-family houses account for 56 percent of San Juan Capistrano homes. The others are condos, townhomes and apartments, many of them under an HOA, where a single stack often drains several units.

How a visit works

What happens between your call and a dry floor

  1. 1

    Reach us

Phone or send the form. A real person takes the call at three in the morning just as at noon.

  2. 2

    Set the visit

You choose the time. If water is still moving, the visit is treated as an emergency and booked that way.

  3. 3

    Diagnose, then price

The plumber finds what failed and puts the price on paper. No wall is opened and no part is swapped before you sign off.

  4. 4

    Prove it and clean up

The repair runs while you look on, then the space is wiped down and the old parts go with us.

Common questions

Plumbing FAQ for San Juan Capistrano

Which of your locations is nearest to San Juan Capistrano?
Our Dana Point location is the nearest, and our Laguna Niguel location is next. You reach a person day or night, on weekends and on holidays, and the plumber comes to your address from the nearer of the two.
Can you work on a house in the Los Rios Historic District?
Yes, with care. Houses there are among the oldest in California, so we find the source of the problem before opening anything, keep the work as small as the repair allows, and get the City of San Juan Capistrano permit before starting. The written estimate explains what will be touched and why.
The water district changed. Who handles my sewer line now?
Since November 2021 the Santa Margarita Water District has run the water and sewer service San Juan Capistrano used to operate, so problems in the public main go to the district. Your own lateral, the pipe that links the house to that main, is the owner's responsibility, and that is the part a plumber repairs. If a backup is in your lateral, we clear or fix it after you agree to a written estimate.

One number, every hour of the year.

Close the main valve first: in most Rancho Santa Margarita homes it sits where the line enters the house or in the meter box at the curb. Then call, and stay on the line for the next steps while the plumber heads out from the closest location.
