About plumbing in Rancho Santa Margarita

Rancho Santa Margarita was laid out under a master plan and built from the mid-1980s on, across the Plano Trabuco, a high plateau at the foot of the Santa Ana Mountains. Saddleback, the pair of summits formed by Santiago Peak and Modjeska Peak, fills the skyline behind it, and the Cleveland National Forest runs along its east side. The city incorporated on January 1, 2000. The 241 toll road runs along its west side and Trabuco Canyon lies to the north. The city has its share of hillside and canyon-edge lots, and on those the water can arrive from the street at more pressure than a house needs. A regulator at the main cuts it down. When that valve gives out, the extra pressure strains every faucet, hose and appliance connection in the house.

Of the roughly 17,500 housing units the Census counts in the city, the median dates from 1992, only 4 percent were built before 1980, and 54 percent are single-family detached. Close to half of the homes here, in other words, are condos, townhomes and apartments under homeowner associations. In that kind of housing a wet ceiling can come from the unit upstairs, from behind a shared wall or from a drain stack serving several homes, so the source is pinned down before anything is opened, and work that reaches a shared line is coordinated with the association.

Most of those homes went up from the mid-1980s through the 1990s, and most sit on a concrete slab with the copper supply piping buried beneath it. That copper is now 25 to 40 years old and has carried South Orange County's hard imported water the entire time, so pinhole leaks and slab leaks are common calls here. Once a house has had more than one, a whole-house repipe in copper or PEX is often the more lasting fix, and you get a written estimate for each option. Water heaters installed when these homes were new are long past their service life, and the same hard water leaves scale in tank heaters, tankless units, valves and faucets. The newer pockets of the city were built with tankless heaters and recirculation pumps, which need descaling and repairs of their own.

Two water districts split the city. Most addresses get water and sewer service from the Santa Margarita Water District, while Dove Canyon, Robinson Ranch, Rancho Cielo, Trabuco Highlands and Walden are in the Trabuco Canyon Water District. In either one, the private sewer lateral running from your house to the public main is yours to maintain, and in the older sections mature trees push roots into it. SoCalGas supplies the gas. The City of Rancho Santa Margarita issues the permits for this work, covering repipes, gas lines, sewer laterals and new water heaters, and each one we pull stays open until the city inspector signs off. Of our 10 Orange County locations, the one in Rancho Santa Margarita is closest, and it gives every street in 92688 and 92679 our 24-hour emergency response.

Rancho Santa Margarita is bordered by Coto de Caza, Mission Viejo, Lake Forest and Rancho Mission Viejo. Those places are on our list too, and a call from any of them goes to our location closest to the address. A real person answers the phone at any hour, the cause is pinned down before a wall or floor gets opened, and you approve a written estimate before the plumber begins.

Only 4 percent of Rancho Santa Margarita housing dates from before 1980. Nearly everything else went up from the 1980s on, plumbed in copper or PEX, with plastic drain lines. Copper laid under a slab in the late 1980s and 1990s is now old enough to start pinholing, while in the youngest homes the calls are mostly about hard-water scale in tankless heaters, recirculation pumps and pressure regulators.

Detached single-family houses account for 54 percent of Rancho Santa Margarita homes. The others are condos, townhomes and apartments, many of them under an HOA, where a single stack often drains several units.

How a visit works

What happens between your call and a dry floor

  1. 1

    Reach us

Phone or send the form. A real person takes the call at three in the morning just as at noon.

  2. 2

    Set the visit

You choose the time. If water is still moving, the visit is treated as an emergency and booked that way.

  3. 3

    Diagnose, then price

The plumber finds what failed and puts the price on paper. No wall is opened and no part is swapped before you sign off.

  4. 4

    Prove it and clean up

The repair runs while you look on, then the space is wiped down and the old parts go with us.

Common questions

Plumbing FAQ for Rancho Santa Margarita

Do you come into Dove Canyon and the other 92679 neighborhoods?
Yes. Dove Canyon, Robinson Ranch and Rancho Cielo use ZIP 92679, which they share with Coto de Caza, and they are covered like the rest of the city. Dove Canyon is guard-gated around a golf course, so let the gate know a plumber is expected. Those three neighborhoods, along with Trabuco Highlands and Walden, get their water from the Trabuco Canyon Water District rather than the Santa Margarita Water District.
Why do so many homes in Rancho Santa Margarita get slab leaks?
Most were built from the mid-1980s through the 1990s on concrete slabs, with copper supply lines under the floor. After 25 to 40 years of hard water, that copper can wear through in pinholes. A damp carpet edge, a warm stretch of tile or a water bill higher than the month before can all point to one. The plumber locates the leak before anything is opened, then writes up the repair and, if the pipe has failed before, a repipe, so you can compare.
Does Rancho Santa Margarita require a permit for a repipe or a new water heater?
Yes. The City of Rancho Santa Margarita permits repipes, water heaters, sewer laterals and gas lines. A replacement heater is strapped to the wall at two points for earthquakes, and its relief valve is piped to discharge somewhere safe. Gas work is pressure tested. We pull the permit before the job and close it once the city inspection passes.
