About plumbing in Lake Forest

Portola Hills is the part of Lake Forest that meets Rancho Santa Margarita, and it shares a water district with several neighborhoods across that line: like Dove Canyon, Robinson Ranch and Trabuco Highlands, it gets its water from the Trabuco Canyon Water District. Portola Hills and Foothill Ranch are among the newer parts of the city, plumbed with PEX and fitted with tankless water heaters. Hard imported water builds scale inside those heaters, and that is behind many of the calls from these streets: error codes, and water that swings between hot and lukewarm.

Closer to El Toro Road the houses are older. Much of the area was long known as El Toro, until the city incorporated as Lake Forest in 1991. Copper in those early tracts has been in service a long time, and a house that has already had a pinhole leak or two is a candidate for a repipe in copper or PEX. Mature trees on the older lots also send roots into sewer laterals, and the lateral belongs to the homeowner from the house to the public main.

By the Census count Lake Forest holds about 31,800 housing units, more than any other place with a page on this site. The median home dates from 1984, 38 percent date from before 1980, and single-family detached houses make up 53 percent. The other 47 percent are condos, townhomes and apartments, where walls and drain stacks are shared, a leak may start in the unit next door, and repairs on a common line are coordinated with the HOA.

Among our 10 Orange County locations, the one in Mission Viejo is nearest to Lake Forest, and Rancho Santa Margarita is second. The City of Lake Forest permits repipes, gas lines, sewer laterals and new water heaters. A replacement heater is anchored by a pair of earthquake straps, its relief valve gets a drain line to a safe spot, gas lines are pressure tested, and the city inspects before the permit closes.

Lake Forest is bordered by Mission Viejo, Irvine, Laguna Hills and Rancho Santa Margarita. Those places are on our list too, and a call from any of them goes to our location closest to the address. A real person answers the phone at any hour, the cause is pinned down before a wall or floor gets opened, and you approve a written estimate before the plumber begins.

How old Lake Forest homes are, and how they are built

  • 1984Median year of construction
  • 38%Homes built pre-1980
  • 53%Stand-alone houses
  • 31,821Housing units counted

38 percent of Lake Forest homes predate 1980. The larger share came later, mostly with copper or PEX supply lines and plastic drain pipe that roots have a harder time breaking into. That shifts the usual work toward water heaters, pressure regulators, fixtures and slab leaks, and leaves repipes mostly to the oldest tracts.

Detached single-family houses account for 53 percent of Lake Forest homes. The others are condos, townhomes and apartments, many of them under an HOA, where a single stack often drains several units.

How a visit works

What happens between your call and a dry floor

  1. 1

    Reach us

Phone or send the form. A real person takes the call at three in the morning just as at noon.

  2. 2

    Set the visit

You choose the time. If water is still moving, the visit is treated as an emergency and booked that way.

  3. 3

    Diagnose, then price

The plumber finds what failed and puts the price on paper. No wall is opened and no part is swapped before you sign off.

  4. 4

    Prove it and clean up

The repair runs while you look on, then the space is wiped down and the old parts go with us.

Common questions

Plumbing FAQ for Lake Forest

Which of your locations is closest to Lake Forest?
Our Mission Viejo location. Rancho Santa Margarita, where we are based, is the second closest. Both are reached through the same phone number, at any hour, weekends and holidays included.
Where does Portola Hills get its water?
From the Trabuco Canyon Water District, which also serves Dove Canyon, Robinson Ranch, Rancho Cielo, Trabuco Highlands and Walden in Rancho Santa Margarita. Your water bill confirms the district for your address. For plumbing work, the sewer lateral between your house and the public main is the homeowner's to maintain, whatever the district.
Does Lake Forest issue its own plumbing permits?
Yes. Lake Forest is a city, and the City of Lake Forest permits and inspects repipes, gas lines, sewer laterals and replacement water heaters. Coto de Caza and Ladera Ranch nearby are different: they are unincorporated, so they deal with the County of Orange instead. On a Lake Forest job, the permit is filed before work begins and closed when the city inspection passes.

Close the main valve first: in most Rancho Santa Margarita homes it sits where the line enters the house or in the meter box at the curb. Then call, and stay on the line for the next steps while the plumber heads out from the closest location.
